

Real estate major DLF Ltd has reportedly sold a luxury penthouse for ₹271 crore at its ultra-premium residential development The Dahlias in Gurugram, making the transaction one of the city's most expensive residential property deals on a per-square-foot basis.
According to sources, the penthouse has been purchased by entrepreneur Manav Sardana, who was associated with Imperial Auto. The transaction highlights the continued demand for ultra-luxury residential properties in Gurugram, particularly among high-net-worth buyers seeking large-format homes in premium developments.
17,200-Sq-Ft Penthouse at The Dahlias
DLF launched The Dahlias, a super-luxury housing project spread across 17 acres in DLF Phase 5, Gurugram, in October 2024. The development comprises around 420 apartments and penthouses, positioned at the upper end of the city's luxury housing market.
The penthouse involved in the reported transaction has a super area of approximately 17,200 sq ft and a carpet area of around 10,500 sq ft, giving the property an exceptionally large residential footprint.
Deal Commands Premium Per-Square-Foot Price
Based on its super area, the reported transaction works out to approximately ₹1.58 lakh per sq ft. When calculated using the carpet area, the effective price rises to nearly ₹2.6 lakh per sq ft.
The substantial difference between the two calculations reflects the distinction between super area and carpet area, with the latter referring more closely to the usable enclosed space within the residence.
Gurugram's Ultra-Luxury Market Gains Momentum
The transaction comes as Gurugram continues to strengthen its position as one of India's leading luxury residential markets. Premium developments in locations such as DLF Phase 5 have attracted buyers looking for expansive residences, high-end amenities, and access to the city's corporate and commercial hubs.
Large-ticket transactions such as the reported ₹271 crore deal also underline the growing scale of India's luxury housing segment, where developers are increasingly targeting high-net-worth individuals with limited-inventory, premium residential projects.
The reported sale at The Dahlias is another indication that demand at the very top end of Gurugram's property market remains strong, with ultra-luxury homes commanding prices far above conventional residential segments.
